Should I waive the Building & Pest Inspection on my property contract?

You may already know the answer to this is a resounding “NO”! The history and climate of South East Queensland creates a very unique set of potential challenges for properties and their owners. Whether it is past storm or flood damage, the prevalence of white ant activity in many suburbs, the presence of asbestos, dodgy building practices of past eras, works that have not been certified or approved, or the raft of other issues that we discover, you must seek the peace of mind that only a full Building and Pest Inspection can provide. The cost is insignificant compared to the issues you may avoid, particularly if we discover faults that might cause you to terminate the contract or seek a substantial reduction in purchase price.

How soon can you inspect my property?

Dependent on season, we can often arrange to complete a full Building and Pest Inspection and deliver your comprehensive report, including photographs, within 2-3 working days. If you have a more urgent requirement, simply let us know at the time of enquiring, and we’ll always try to accommodate your needs.

When can I receive the report?

Almost without exception the full Building and Pest Inspection report will be sent to you electronically within 24 hours of our inspection being completed onsite.

Can I just request the building inspection or the pest inspection?

We are happy to provide either the building or pest inspection as a standalone service. We don’t recommend this as a general approach, as the intersection of structural faults or building mistakes or inconsistencies, combined with attack by natural pests, can often create a potent mix of faults that need detailed inspection. You save money by combining the two inspections to obtain a much more complete overall picture of the purchase you’re considering.

The house is concrete and steel - do I still need to have it inspected?

You really do! Concrete and steel are hard wearing products but they are not immune to poor workmanship or negative impacts from the elements or natural pests. For example, termites are able to bridge a compromised concrete slab to tunnel into timber door frames, wooden cabinets or any other internal fixture. A slab that has been poorly laid may cause issues with rising damp or subsidence. There are a host of other common and less common risks associated with even the most robust-looking structure.

We work predominantly in central Brisbane and nearby surround such as Spring Hill, Kangaroo Point, Hawthorne, Balmoral, Bulimba, New Farm, Teneriffe, Ascot, Hamilton and surrounds.  However we also regularly service the Gold Coast and Sunshine Coast regions, as well as Brisbane’s northside, southside and bayside areas.
